HBD plans £35m turnaround of Lancashire industrial site

HBD is seeking the go-ahead from West Lancashire Borough Council to redevelop the Allied Business Centre into an industrial scheme, to be known as Skelmersdale 245.

The project has a gross development value of £35m.

The proposals include 245,000 sq ft of logistics space, targeting BREEAM Excellent certification.

The move follows the acquisition of the 10-acre site in Skelmersdale two years ago, at a price of £4.75m.

Vivienne Clements, executive director at HBD, said: “Along with the growth of HBD’s development pipeline, we also remain focused on expanding our investment portfolio – the acquisition of Allied Business Centre formed part of that strategy. It’s positive to be able to submit planning for the site and begin to think about its redevelopment prospects.

“There remains a shortage of grade-A industrial stock across the North West. This [scheme] would inject much-needed stock into the market to meet future need.”
