HBD gets the nod for £37m Lancashire industrial hub

HBD’s proposals for a £37m industrial and logistics development in Skelmersdale, Lancashire, have been approved by West Lancashire Borough Council.

HBD, a part of Henry Boot, bought the 10-acre site in 2021, with a planning application submitted in late 2023.

The Two45 scheme, comprising 245,000 sq ft of distribution and manufacturing space, sits minutes from the M58 and M6. It is targeting BREEAM Excellent and EPC A ratings.

Ed Hutchinson, managing director at HBD, said: “Grade-A industrial and logistics space remains constrained in prime locations, so it’s positive to be able to bring Two45 forward. We have seen strong interest from occupiers, particularly given its ESG credentials, and look forward to starting on site next year.”
