Harworth sold almost 1,000 residential plots in December for more than £40m.
The 964 plots, sold in six parcels in Yorkshire and the Midlands to four housebuilders, comprised the bulk of its sales last year, which totalled 1,170.
Chief executive Lynda Shillaw said: “Our large number of residential land sales at the end of 2023, all in line with or ahead of book values, demonstrates the continued strong demand for Harworth’s de-risked serviced residential land product from a wide range of housebuilders, and we are seeing strong sales momentum as we move into 2024.”
The largest sale was of a site in Killamarsh, Derbyshire, which was jointly sold to Harron Homes and Homes by Honey. In the first half of 2023, Harworth secured outline planning consent for 397 family homes at the site.
Harron also bought a 141-home parcel at Harworth’s Prince of Wales colliery regeneration in Pontefract, West Yorkshire. Homes by Honey bought a parcel at Thoresby Vale in Nottinghamshire for 114 family homes, and a 54-home parcel in Waverley, Rotherham.
A plot at Harworth’s South East Coalville development in Leicestershire was sold to Strata for the construction of up to 184 homes. The wider 250-acre development has outline planning for more than 2,000 homes, with land now sold for over half of these, together with a new supermarket.
Harworth also completed its first forward-funding agreement for its affordable housing portfolio.
Under the terms of the agreement, Harworth has sold a land parcel at Riverdale Park in Doncaster to Great Places and will oversee the construction of 50 affordable homes in return for a development management fee.
