GVA tables North West mega-requirement

virginmedia-office-CGI-THUMB.jpegGVA has launched a requirement for up to 500,000 sq ft of grade-A office space in Manchester and Liverpool city centres, in both cities’ largest requirement for a decade.

The agent has issued three options on its Project Jupiter requirement – understood to represent a major move by a central government office function.

The three requirements include an option for between 180,000 sq ft and 230,000 sq ft in Liverpool city centre and nearby areas.

Also outlined is an option for between 450,000 sq ft and 500,000 sq ft of Grade A space on a leasehold basis in either Liverpool or Manchester city centre.

The third option is a leasehold on between 250,000-300,000 sq ft in Manchester city centre.

All three requirements would consider standing stock and new-build options.

Developers are being asked to submit suitable opportunities by 20 April.

In Manchester, Ask Development’s projects at Embankment and First Street, the Co-Operative Group and Hermes’s NOMA and English Cities Fund’s New Bailey project are considered the prime contenders.

Allied London’s Number One Spinningfields would also be considered, as would Carlyle Group’s Soapworks and land around the Mayfield Quarter earmarked for development alongside the planned HS2 station.

CBRE GI and the West Midlands Pension Fund are also planning a 260,000 sq ft office project on Quay Street which could challenge for the requirement.

Liverpool Waters has been tipped as the frontrunner for the Liverpool requirement.
