The plans for the next phase of Cambridge North, a mixed-use regeneration scheme with a GDV in excess of £750m, have been given the go-ahead by secretary of state Michael Gove.
The regeneration of the 30-acre plot of derelict land next to Cambridge North train station is being brought forward by the Chesterton Partnership, a joint venture between Network Rail Property, DB Cargo and development partner Brookgate.
The development, designed by Acme and Make, will provide 578,000 sq ft of lab and office space, 425 new homes, 40% of which are designated as affordable, and 53,000 sq ft of space for cafés, shops, bars and community space, as well as new public realm. It is anticipated the scheme will support 4,300 jobs in the area.
Robin Dobson, property director at Network Rail, said: “Cambridge North puts infrastructure and travel at the very heart of a new neighbourhood community with new homes, science and technology delivering jobs and investment. The project demonstrates the pivotal role Network Rail Property can play in unlocking sites which deliver growth, jobs and housing.”
Sven Topel, chief executive at Brookgate, added: “The continued regeneration of public brownfield land around Cambridge North station will create an open and accessible mixed-use neighbourhood, providing an attractive and vibrant gateway from the station to surrounding areas.
And Mike Derbyshire, head of planning at Bidwells, which was planning consultant on Cambridge North, said: “This development will bring tangible economic, environmental, and social benefits to the region through the provision of office and lab space to support Cambridge’s knowledge industry. It is a genuine mixed-use development with 423 residential units of which 60% will be BTR along with flexible community uses and public realm.
“Crucially, the decision now provides clarity on the water supply issue that has stalled a number of major commercial and residential schemes in the city.
“It is heartening to see the government support its vision for Cambridge 2040 in a meaningful way. This kind of conviction is needed if we are truly serious about fulfilling Cambridge and Britain’s full potential as a scientific superpower.”
