Glencar appointed for Chesterford Research Park expansion

Aviva Investors, alongside Uttlesford District Council, has appointed Glencar to deliver the next stage of expansion at the 250-acre Chesterford Research Park near Saffron Walden in Essex. 

In April, the council appointed Cushman & Wakefield to market its 50% stake in the park, which it bought from Aviva in 2017. Independent market valuers estimate the entire park has a value of around £200m. 

Glencar will bring forward the Sidney Sussex Building, which will deliver more than 60,000 sq ft of laboratory and office space. It is expected to be ready for occupation from Q4 2025, providing 10 individual, flexible research and development suites ranging from 2,226 sq ft to 8,409 sq ft.

Each fully fitted suite will comprise wet lab space with benching, sinks and fitted fume hoods, as well as heating and cooling systems, with separate open-plan office areas. Suite design is fully flexible, enabling suites to be combined to facilitate larger requirements. 

In addition, the Sidney Sussex Building will include a dedicated suite of communal meeting rooms.

The development forms part of the proposals to expand the existing 350,000 sq ft park to around 1m sq ft.

Julian Cobourne, head of regional investment management at Aviva Investors, said: “We believe this building will reinforce the park’s reputation as a location for some of the global names in life sciences, enabling our existing community to continue growing here while also attracting new occupiers.”
