Real estate developer General Projects has updated plans for Electric Park in New Islington, Manchester, after an evaluation of current customer trends and workforce needs.
The original scheme, located at the intersection of Piccadilly East and Ancoats, secured planning consent back in 2020.
However, office requirements have changed dramatically since the pandemic, with the initial designs becoming outdated due to the lack of amenities within the buildings, as well as requiring an enhanced offer for the local community.
The amended proposals, designed by architecture practice Hawkins\Brown with landscape architect Planit, are set to deliver 350,000 sq ft of all-electric offices, alongside restaurants and 2.5 acres of public realm.
Amenity offerings will include an auditorium, customer lounges, coworking provision, cafés and on-site gym.
The scheme is expected to achieve AirRated (a certification for air quality) Gold, as well as Fitwel (health and wellbeing certification) 3*, and be powered by 100% fossil fuel-free electricity with on-site renewables.
Electric Park will be delivered through a collaborative partnership with Manchester City Council. Construction is expected to begin later in 2024.
