Galliard has submitted revised plans for a residential scheme in Silvertown, E16, close to London City Airport.
The scheme will provide 295 homes in total, with 35% affordable.
A previous proposal for 307 homes, of which 18% would be affordable, was refused in November 2016.
Committee members cited the low level of affordable housing and family sized dwellings as reasons for refusal. They also deemed the proposed scheme to be “an overdevelopment of a small and constrained site”.
This is one of many developments in area. Barrier Park East/Waterside Park by Barratt is now complete, and Royal Wharf, by Ballymore and Oxley, is under construction.
Two other schemes are in the pipeline − Silvertown Quays, a partnership between Chelsfield Properties, First Base and Macquire Capital, and Galliard’s Peruvian Wharf.
The number of homes across all five schemes adds up to more than 8,500 units.
In November, London mayor Sadiq Khan published planning guidance on the level of affordable housing required for new schemes in the capital, with a ‘fast-track process’ promised for schemes which achieve 35%, without the need for a viability assessment.
This example suggests his plans are beginning to make an impact in the delivery of affordable homes.
