First plans unveiled for Winstanley Estate regeneration

Taylor Wimpey and Wandsworth council have unveiled new plans and formalised their joint venture for the redevelopment of the 32-acre Winstanley Estate in Clapham Junction, south-west London.

It follows on from masterplanning earlier this year. Consultations on the plans are now underway and planning is expected to be submitted next summer.

The regeneration of the 1960s Winstanley and York Road estates will provide more than 2,200 new homes alongside retail and leisure uses and is one of the largest estate regeneration opportunities in London.

All 530 secure council tenants are guaranteed a newly built home on their estate, along with all owner-occupiers, while the council is building 107 more social rent homes on the site.

The housing breakdown is:

  • 530 replacement social rent homes for all existing secure council tenants
  • 86 replacement equity share homes for all existing owner-occupiers
  • 107 additional new council homes for social rent
  • 100 new shared ownership homes
  • 311 market rent homes
  • 1,148 private homes for sale

Taylor Wimpey worked with independent property, construction and management consultant Rider Levett Bucknall, for the formation for the jv.
