FIRST LOOK: CBRE unveils major overhaul of West End HQ

CBRE is transforming its West End headquarters at Henrietta House, W1, into a showcase office space for clients and staff.

The agent has cut a deal with its landlord, Lazari Investments, to expand the building, which is located on Henrietta Place near Cavendish Square, to 143,000 sq ft over 10 floors. As part of the deal, CBRE has extended its lease on the building, which it has occupied since 2011, to 2036.

The extension of more than 43,000 sq ft has been enabled by developing over the Debenhams loading bay at the rear of the building.

CBRE said that the “human-centred” design, being delivered by MoreySmith, would prioritise physical and mental well-being by maximising natural daylight through the building. It also includes two on-site wellness studios, a dedicated spin studio and a returning parent facility. All on-site car parking spaces have also been removed and cycle spaces doubled to 300.

Ciaran Bird, divisional president of advisory services for UK & Ireland at CBRE, said: “We have got to be true to what we advise our clients on. This has got to be a showroom for our clients and a place where our people can meet and communicate with other departments.

“This is a transformational project to create an inspiring and energising workplace which promotes well-being, sustainability and productivity. Incorporating the latest thinking in tech and office design, it will allow innovation and collaboration to thrive and will empower our teams to better serve our clients and help us attract and retain the best talent.”

Bird added: “This fight for talent is not going away. We have got to have the best environment.”
