Key Market Achievements
Advised on major transactions in a reduced market and achieved growth in non transactional areas
Secured a 10-year lease for Yorkshire Water at Livingstone House, Clarence Dock. The 57,000 sq ft office became a base for Yorkshire Water’s newly created Asset Delivery Team, consisting of 550 Yorkshire Water and Contract Partner employees, in February 2010. This deal represented the largest letting in Leeds city centre since 2005.

Provided acquisition advice, secured full planning permission and appointed project managers for a multi-million pound extension (45,000 sq ft) to British Wool Marketing Board’s (BWMB) depot in Bradford. The new facility will allow BWMB to service over 5,000 wool producers in the North of England and will deliver cost savings and im-prove efficiencies.

Provided strategic advice to United Carpets on their property portfolio, including a valuation for a new multi-million pound loan facility with Santander and the sale and leaseback of a number of properties.

Took over the management of The Royal Baths at Harrogate. Through rigorous property management procedures reduced site management costs by 44% with savings being passed on to occupiers. Proactive management led to improved land-lord and tenant relationships, which is key in the current climate.

Advising a host of clients on the 2010 Rating Re-valuation including a national appointment from VION where over 350 appeals are being handled from our Leeds office.

Introduction
Throughout the challenging market conditions of 2010-2011, our teams in Yorkshire and the North East have continued to reinforce their strong presence in the North of England by offering new and existing clients prudent advice and dependable expertise.

Key Achievements
• Acquisition of One Trinity Gardens in Newcastle
DTZ’s investment team in Newcastle acted on behalf of Standard Life Investments, one of the largest property fund managers in Europe, to purchase the award-winning One Trinity Gardens and Stockbridge House in Newcastle on behalf of its Pooled Property Pension Fund. The leasehold interest of these two properties in a prime location on the Quayside in Central Newcastle was acquired from The Crown Estate for £49.15 million, at a net initial yield of 6.82%.

• Debenhams distribution hub in Yorkshire
Acting on behalf of Evander Properties, our Industrial agency advised national retailer Debenhams on the letting of a 667,000 sq ft warehouse unit and 12,452 sq ft of accompanying office space at the Sherburn Distribution Park in Selby District, North Yorkshire. The 27-year lease will see the creation of around 800 jobs in the area and is expected to provide a huge boost to the local economy. This major deal represented the largest warehouse disposal in Yorkshire in 2010.

• Newcastle City Council framework
DTZ in Newcastle has successfully renewed its position on the Newcastle City Council Framework Agreement to provide both specialist property and operational property management services and advice. Securing the work required a huge team effort both locally and regionally, involving experts in DTZ’s Development Consulting, Corporate Real Estate Consulting and Valuation teams in Newcastle.

• Success in the healthcare sector in Yorkshire, Humberside and East Midlands
Following a competitive tender process through the OGC Buying solutions framework, DTZ’s Corporate Real Estate Consulting experts in Leeds were selected by Yorkshire and Humberside Commercial Procurement Collaborative (YHCPC) to act as single supplier of estates and professional services for NHS Trusts in the Yorkshire, Humberside and East Midlands region. This key appointment allows all NHS Trusts in the region to use our specialist healthcare sector expertise without having to tender.

• Speculative office development in Leeds
The only speculative office development in Leeds to get underway in 2010, the 36,000 sq ft 10 South Parade, was almost 50% pre-let at the end of the year. DTZ’s office agency is advising Wilton Developments on this high-profile Grade A city centre scheme.

• 1 St Paul’s Place, Sheffield
Another major investment deal in 2010 saw DTZ in Leeds acting for Canada Life on the acquisition of 1 St Paul’s Place in Sheffield for £23.962 million, one of the largest investment deals in Yorkshire of last year. The landmark building is situated close to the Millennium Galleries, Peace and Winter Gardens and is regarded as occupying the premier business address in the city.

St. Modwen

St. Modwen is the UK’s leading regeneration specialist, operating across the full spectrum of the property industry through a network of seven regional offices, including Yorkshire and the North East.

During 2010, the Group acquired a portfolio of 11 secondary industrial estates, six of which were located in Yorkshire. Together with Parkside Industrial Estate, Doncaster, these acquisitions enabled it to improve regional income by £1.25m in total.  

Key live projects are as follows:
• The £10 million redevelopment of the former Pyrex site in Sunderland, which is a joint venture between St. Modwen and Persimmon to regenerate the industrial site into residential housing.
• A 116 acre development which currently comprises 75,000 sq ft of industrial accommodation and 25,000 sq ft of office space, of which a third has already been leased or sold, has been developed at Melton Park, Hull.  In addition, adjacent to this development space, St. Modwen has recently completed a 30,000 sq ft office and distribution unit which it pre-sold to East Riding of Yorkshire Borough Council for £2.26 million.
• St. Modwen has been working closely with Siemens and Lincolnshire County Council to secure a new 125,000 sq ft facility on the outskirts of Lincoln.  The deal will see a new bespoke facility on a landmark site that will secure 500 jobs within the region. 

The region has achieved £300,000 per annum of new lettings from its existing portfolio of mainly industrial stock – its estates in Sheffield and Doncaster performing particularly well.

St. Modwen recently announced annual results for the year ended 30th November 2010, and is one of the only property companies to return to profit. The company made a pre-tax profit of £37.5m. Net assets per share were up by 9% to 218p.

GVA

Our corporate recovery team is the strongest in Yorkshire, our business rates team has had another record year for fee income and our property management team goes from strength to strength with new instructions such as Granary Wharf. Our agency teams have been involved in headline deals for Amazon, HSBC Specialist Fund Management, LaSalle IM and Threadneedle.

Despite the economic downturn, we have maintained workload, turnover and staffi ng levels. Our financial results for 2009/10 showed that the Leeds offi ce turnover accounted for 6.4% of the group turnover, 1% higher than in 2008/09.

Key achievements include:-
• GVA was appointed on one of the largest ever LPA receivership assignments in Leeds, West Riding House, the landmark 150,000 sq ft mixed-use development in the centre of the city. We used our many teams to actively asset manage the whole property, leading to the successful sale to Moorfield Group.

• Our Property Management team is instructed to manage West Riding House, and has also been instructed on Granary Wharf, a prestigious residential and retail scheme in Leeds city centre. We have also been instructed to review service charges for properties nationwide on behalf of Bank of Ireland.

• Our business rates team has advised on high profi le schemes for developers such as Highcross and Ripley Capital and is appointed sole advisor to 21 NHS Trusts in the region, having secured £4million of effi ciency savings in the last 12 months.

• Our valuation team has carried out over 280 instructions including the NCP car parks, the Academy music venue at Arundel Gate, Sheffi eld, the University of Huddersfield, the regional Territorial Army portfolio, Granary Wharf in Leeds, Nimbus at Thorne and Nuffi eld Hospital, York

• The Leeds-based Occupier Services team secured a major national contract with Royal Bank of Scotland to handle the entire Bank’s rent review, lease renewals and dilapidations.

• Our Investment team has transacted over £90m worth of investment property over the past 12 months in Yorkshire. Investment sales included West Riding House in Leeds, TDG in Birstall and Brightside Lane Sheffi eld. Acquisitions included Exel at Normanton.

• Our industrial team has transacted approximately 1.85m sq ft of industrial space in the past 12 months including:
¡ – Letting 415,000sq ft to Amazon at Firstpoint
¡ – Letting 300,000sq ft to MTL for Threadneedle

Knight Frank in Yorkshire can claim to provide the greatest breadth of service to the Yorkshire Commercial Property Market through its two established offices in Sheffield and Leeds.  We have previously won the most active agent regional award from the EG and indeed were placed second in both office and industrial transactions this year.  However our strngths not only lie in our agency teams but our professional services.  Highlights of 2010 include the following:
• Advising Rotherham MBC on property aspects relating to ‘Rotherham Renaissance’, the regeneration strategy for the town centre, concluding a development agreement with  developer TCN, to acquire the Civic Complex. The site is to be developed for a 120,000 sq ft superstore.
• MTL Group, Grange Lane, Rotherham – the consultancy and building surveying team worked together to acquire this 300,000 sq ft distribution unit working together to acquire the building and undertake extensive works including the provision of craneage, an enhanced power supply and remodelling of the office accommodation.
• The professional department in Leeds have acted for a number of occupiers / landlords in Yorkshire regearing leases. Most notably Callcredit Group who occupy 60,000 sq ft of offices at 1 Park Lane, Leeds where Callcredit took assignments of the Skipton leases and we simultaneously regeared the leases to delete 2013 break options and extend the leases to 2020. In consideration of the regear, we successfully negotiated a 12 months rent free.
• Obtained an option to develope Outukumpu Site for CDP/Wilson Bowden JV, a 50 acres former steel works site adjoining M1 Jct 34.  A major application to the Regional Growth Fund has been submitted to support a large industrial/logistics development totalling some 80,000 sq.meteres
• In September 2010 the Southgate development in Bradford completed.  KF negotiated the pre let with Provident Financial for their new 117,000 sq ft HQ and advised on procuring the development finance.
• The Leeds office also advised KPMG on negotiating an exclusivity with Leeds City Council on Criterion Place as a potential relocation site.

Some significant Industrial lettings including
• Quattro 160,000 sq ft to Scotts, Hurricane 260,000 sq ft to Asda, and sale of Magham 80, 80,000 sq ft to Ron Hull Junior and the acquisition of Crossflow for ASOS.

The practice are an independent firm of chartered surveyors with approximately 40 staff with offices in Hull, Doncaster, Grimsby and Scunthorpe.  
 
The practice was established in 1990 in the depth of the last recession and has expanded year on year acting for a wide range of national, regional and local companies and several international groups.
 
The two founder partners of the practice Tom Penrose and Nick Pearce are still with the practice heading up the investment and office teams.
 
The firm has continued to work at a very high standard throughout this period and over the last 6 years (including this weeks award) has been named EGI Yorkshire Commercial Agents of the Year based on deals done, which include numerous national agents.  The firm has also either won or been in the top 3 firms in all property categories.
 
This continued level of service and activity in the market resulting in the firm retaining its position as the leading agents in the area, is I believe the principal reason why the practice should receive a regional award in this area.
