Savills’ Bristol office is a multi-disciplinary office offering market leading advice across all property sectors. The office has grown substantially in the last year with key appointments within building surveying, commercial agency and housing consultancy services.
Key appointments have strengthened the commercial agency team. Robert Cleeves has joined as Director of Industrial Agency and Chris Meredith has joined Paul Williams in Office Agency as Director. The team has been appointed to assist the Government Property Unit in the pilot project to advise the Government on the rationalization of their Bristol estate. Significant new disposal instructions have been obtained from Aviva Investors, CBRE Investors, and Amalgamated Berkeshire Properties. The Retail agency team have transacted on over 650,000 Square feet in 2010/11.
The Building Consultancy team joined Savills in 2010. Now 4 strong, the team has had a successful year having been selected to provide feasibility and design strategy for redeveloping an existing 90 bed special care unit and to advise on the Governments GPU Trust.
The Investment team has acted on behalf of Cordea Savills, Threadneedle, Deeley Freed, Henderson and Development Securities in a number of transactions in the last year and benefit from an experienced team.
Turnover in 2010 in Bristol increased by 26%. Andrew Main jointly leads Savills National Investment Division.
The Capital Allowances Team has been appointed by a number of major property investors to complete Capital Allowances valuations on their entire portfolios. Growth has led to the appointment of a graduate surveyor.
The Development team has won instructions from EDF Energy and Places for People. In addition to key
agency deals at Paulton, Huntsgrove and St Clements Court, the team have established a strong reputation in S106 negotiations having worked with Redrow Homes to achieve considerable savings for their
development site in Filton. The appointment of Adrian Shippey to the Housing Investment and Consultancyteam has added significant experience to Savills affordable housing offer.
George Cardale has been promoted to Head of UK Residential Development Sales, further raising the profile of the Bristol Residential Development team. A series of instructions at Harbourside, Deanery Square and Great Western Dockyard ensure that the team is active on the most prominent schemes in Bristol. The team has doubled in number in the last year and is now 8 strong.
Instructions from Stanhope for the redevelopment of Hereford Livestock Market and from Swansea University for a new Science and Innovation Campus indicate the growth in success of the Bristol Planning team. The team’s turnover has increased in each of the last 2 years and there are now 6 fee earners.
Bristol Management has secured new instructions from new and existing clients including Aviva Investors, NRB Properties, Athanor and Metric Property Investments. The team now employs 3 surveyors, one property administrator and two facilities managers.

Fletcher Morgan is a small niche practice who continue to fight above their weight against much larger international and national property firms.
Fletcher Morgan has been established since 1976 and concentrates on what it knows best looking to create and provide outstanding and long lasting value to all their clients.
We are all aware of the tough market conditions where deals are hard to come by. All the directors and staff have had to put in extra efforts to achieve results. Hard work and quality of personal services have been the key to our success.
We must be doing something right as for 10 consecutive years we have completed the most number of commercial agency deals in Wales – Most Active Regional Agent – and been voted for the 5th time the best agent in Wales and the South West of England by the Estates Gazette. Major Regeneration Development Deals
1. An important landmark development deal recently completed is the £65m regeneration of the former Brown Lennox factory in Pontypridd which has been a long process. The development will comprise a new 85,000sq.ft. retail store built on stilts and 470 car parking spaces beneath. The new store will create 350 direct employment.
2. Reference also the former glassworks site in Crindau Newport – Crindau Gateway. The site is being regenerated as part of a 7 year project which will comprise 27 acres to include 1100 homes, new Sainsburys superstore, 30,000sq.ft. of offices as well as leisure to include watersports and hotel.
Office Projects
We are at the forefront of the office development market having been and continuing to be involved in many innovative projects. As an example Wales’ Premier Business Park – Cardiff Gate – continues to prosper and grow. A recent new phase of development of some 80,000sq.ft. is underway to follow on from the 70 acres already developed.
Industrial / Warehousing
This is another sector we find ourselves as a leading force in creating new development opportunities where we have and continue to be involved in an important agency role. Current example is the 75 acre Capital Business Park where some 1 million sq.ft. approximately has been developed with completion of the final phases underway.

CBRE, Bristol
Bristol office grew its annual revenues from £4.4 million in 2009 to £4.67 million in 2010 and has maintained its long-held position the most profitable CBRE regional office.
The firm also reinforced its reputation as a leading player in the investment/capital market sector in Bristol. The investment team enjoyed an outstanding year, completing five deals worth more than £90m. This included two key Bristol city centre office buildings, namely 1 George’s Square, which sold for £25.375m reflecting a net initial yield of 5.75% and 3 Temple Quay, which at £36.5m was one of the biggest deals of last year.
The firm also acted on the acquisition of the largest single office building in North Bristol, 630 Bristol Business Park, a self-contained building of 33,196 sq ft. A pre-let was also negotiated for Cameron McKenna, confirming the team’s position as one of the biggest representatives for tenants regarding office space.
The residential team won three high profile instructions and is now marketing the sale of the former Nutricia site in Wells, the final section of land still to be developed on Sutton Harbour in Plymouth and a residential development opportunity in Tredegar South Wales.
CBRE’s property and asset management team in Bristol continues to grow and is responsible for around £2 million sq ft of property in the region. Prestigious office buildings managed by the team include Windmill Hill Business Park in Swindon and Whitefriars in Bristol. A new regional director post was created to expand this business line further.
In addition, the creation of a new regional management team saw two Bristol directors promoted to service line heads: Andy Sayner, investment and Richard Eames, valuation, now head their respective disciplines across CBRE’s seven regional offices.

Due to our mature market position in traditional property services we have been able to broaden our range of services in various growth sectors including healthcare and student accommodation. Colliers International
Despite difficult trading conditions, the Colliers International Bristol office made significant progress in establishing its place at the head of the regional pecking order amongst regional property agents. Although staff numbers have been reduced by 25%, profits have been increased and on the back of this, the regional office is determined to grow in size.
At the present time, the office boasts 13 different business lines, including specialist divisions such as Automotive & Roadside, Hotels and Rating, as well as the traditional Office, Industrial and Retail Agency Services.
The success of the office owes much to the drive and commitment of senior directors aligned with the enthusiasm of the younger members of staff. The acquisition of a prime Clifton site for the development of a new 53,000 sq ft office building for Simply Health. Our role included a site search, negotiation of purchase, development consulting and project supervision. The value of the completed development is stimated to be almost £20m, providing the largest office deal in Bristol in 2010.
Colliers advised the Institute of Physics on their acquisition of a new lease of 28,000 sq ft of prime Grade A offices in Bristol. Colliers also negotiated over £2m worth of incentives and are advising the institute on their dilapidations liability on their existing offices. Colliers advised TS Tech on the acquisition of the iconic Sir Norman Foster designed Spectrum warehouse building, of 250,000 sq ft, in Swindon. This is the second time in five years that this major landmark building has been acquired by Colliers.

Alder King
Alder King has advised the University of Bristol on a range of property issues for many years. The company has provided valuation advice for much of that period and from 2010 has also been retained as the University’s rating consultant.
The University of Bristol, working in partnership with the South West Regional Development Agency, completed in 2010/11 one of its most significant property transactions in recent years with the acquisition of land at the new S-Park Science Park development in Emerson’s Green Bristol. The initial 4.7 acres, together with options on the adjoining plot, was acquired for the construction of the National Composites Centre, a significant research facility of 85,000 square feet. The National Composites Centre (NCC) will bring together dynamic companies and enterprising academics to develop new technologies for the design and rapid manufacture of high-quality composite products. The University leads a consortium of major industrial companies, including Airbus, GKN, Rolls Royce and Agusta Westland, all of whom are committed to using the new facility to further research in this dynamic sector of the UK economy
Alder King advised the University on all aspects of the acquisition, including the negotiation of planning consent for the new venture. The project was extremely demanding in timescale, with a commitment given to the funders, the Department of Business, Innovation and Skills and the European Regional Development Fund, to move from initial inception to construction completion in 18 months. That this is likely to be achieved is due in no small part to the expertise and diligence of the Alder King team.
Alder King are also advising the University on the future of its 200 acre land holding at Long Ashton on the southern edge of the City.

Savills’ Bristol office is a multi-disciplinary office offering market leading advice across all property sectors. The office has grown substantially in the last year with key appointments within building surveying, commercial agency and housing consultancy services.
Key appointments have strengthened the commercial agency team. Robert Cleeves has joined as Director of Industrial Agency and Chris Meredith has joined Paul Williams in Office Agency as Director. The team has been appointed to assist the Government Property Unit in the pilot project to advise the Government on the rationalization of their Bristol estate. Significant new disposal instructions have been obtained from Aviva Investors, CBRE Investors, and Amalgamated Berkeshire Properties. The Retail agency team have transacted on over 650,000 Square feet in 2010/11.
The Building Consultancy team joined Savills in 2010. Now 4 strong, the team has had a successful year having been selected to provide feasibility and design strategy for redeveloping an existing 90 bed special care unit and to advise on the Governments GPU Trust.
The Investment team has acted on behalf of Cordea Savills, Threadneedle, Deeley Freed, Henderson and Development Securities in a number of transactions in the last year and benefit from an experienced team. Turnover in 2010 in Bristol increased by 26%. Andrew Main jointly leads Savills National Investment Division.
The Capital Allowances Team has been appointed by a number of major property investors to complete Capital Allowances valuations on their entire portfolios. Growth has led to the appointment of a graduate surveyor.
The Development team has won instructions from EDF Energy and Places for People. In addition to key agency deals at Paulton, Huntsgrove and St Clements Court, the team have established a strong reputation in S106 negotiations having worked with Redrow Homes to achieve considerable savings for their development site in Filton. The appointment of Adrian Shippey to the Housing Investment and Consultancy team has added significant experience to Savills affordable housing offer.
George Cardale has been promoted to Head of UK Residential Development Sales, further raising the profile of the Bristol Residential Development team. A series of instructions at Harbourside, Deanery Square and Great Western Dockyard ensure that the team is active on the most prominent schemes in Bristol. The team has doubled in number in the last year and is now 8 strong.
Instructions from Stanhope for the redevelopment of Hereford Livestock Market and from Swansea University for a new Science and Innovation Campus indicate the growth in success of the Bristol Planning team. The team’s turnover has increased in each of the last 2 years and there are now 6 fee earners.
Bristol Management has secured new instructions from new and existing clients including Aviva Investors, NRB Properties, Athanor and Metric Property Investments. The team now employs 3 surveyors, one property administrator and two facilities managers.
