Early framework key to speed of development progress at Nine Elms

LREF 2016: Having a proper framework in place has helped fuel the speed of development at Nine Elms, according to Sandra Roebuck of Lambeth Borough Council.

Working with the private sector stakeholders and delivering a vision early on has put the scheme on a firm footing as well as the strong economy.

But it has not all been plain sailing, said Roebuck. Neighbouring borough Wandsworth has taken a different approach to affordable housing provision on the 227 ha regeneration site which straddles both boroughs.  

Some 16,000 homes were originally planned, although that number has now risen to 20,000.

Wandsworth has a policy of a 15% flat rate of affordable homes while Lambeth have a negotiated position of up to 40% depending on the size, type and location of development.

Whether this will create a different tone of development in different parts of the regeneration area is too early to tell, she said.

“Where we are, we hope we will have achieved a real mix, I do not know whether that will be the same across the wider piece because of the different implementation.”
