Development opportunities buoy A&R sale

Andrews & Robertson’s latest London sale raised just over £10m from 38 lots – a 72% success rate.

Of the 53 lots offered, 34 were sold in the room, one sold prior and three post-auction.

Senior auctioneer Robin Cripp said: “Although our success rate was lower than we are used to, the unsold lots were in the main vacant properties where there had been a good number of viewings prior to the auction.

“The lots that sold had reserves set at the levels that attracted a lot of enthusiasm, and where vendors’ expectations were more realistic.”

The highest price paid was £1.43m for land next to St Michael’s Vicarage in Battersea, SW11. It was sold by the Diocese of Southwark with planning permission for a three-floor detached house and garage. The guide price was £830,000.

A pair of freehold connected office buildings in Folkestone, Kent, sold for £1.07m. The four-floor property has consent for conversion into 16 flats.

An end-of-terrace three-floor house in Twickenham, south-west London, which had been converted into two self-contained flats, sold for £815,000. The large garden could be developed subject to planning.

The sale took place at the Montcalm Hotel, W1, on 31 October.
