International law firm DAC Beachcroft has prelet 44,196 sq ft in the Welcome Building in Bristol.
The firm will occupy levels six and seven of the new 207,000 sq ft office building, which is being delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company.
The scheme is set to complete in Q2 2024.
The Darling Associates Architects-designed scheme will be all-electric, with PV cells on the roof and will feature the largest available floorplates in the city, ranging from 22,000 sq ft to 30,000 sq ft. It will also have events space at ground level and a café bar.
The building is targeting net zero carbon in operation, Well Platinum certification, BREEAM Outstanding and Five at Heart Platinum. The site will get all of its heat from the Bristol Heat Network, using the zero-carbon water source heat pump at Castle Park energy centre.
DAC Beachcroft, which has more than 800 staff working in the region, will be moving emplyees to the Welcome Building from its current office in Portwall Place.
