Croydon high-rise back in for planning

Developer Guildhouse Rosepride has submitted revised plans for its major residential scheme in Croydon, south London. As before, the plans for One Lansdowne Road include a swimming pool at the 11th level, connecting two towers of 41 and 68 storeys.

The town centre scheme has had a chequered history, originally gaining consent in 2012 for nearly 400 homes and up to 55 storeys.

A similarly designed, but much larger scheme was submitted last year with towers rising to 39 and 69 storeys. Some 917 homes were planned then, but the scheme was refused, mainly for issues around the small unit sizes and their layout, as well as the lack of affordable housing.

The refusal has since been appealed, with a public inquiry due to commence in January 2018.

Before then, however, Croydon’s planning committee is likely to decide on another version of the scheme. The latest iteration submitted last week will provide buildings up to 41 and 68 storeys, near identical to that refused, although the number of units has been reduced to 794, with more larger homes, adhering to planning officer’s advice.

The latest plan will provide 20% of the scheme (159 units) as affordable housing, all in the form of intermediate rent (discount market rent and/or London living rent). This is nearly double the offer from the 2016 application. Planning documents reveal the affordable units will all be located in the West Tower, “although the final unit mix and locations will be confirmed once viability testing is complete”.
