Crosstree unveils plans for King’s Road redevelopment

Crosstree Real Estate has submitted plans for a Squire & Partners-designed redevelopment of King’s Walk mall in Chelsea, SW3.

The investor bought the 55,000 sq ft rundown shopping centre on the King’s Road from O&H Properties last year for around £65m for a new fund.

Crosstree plans to demolish the site at 118-122 King’s Road and 7-9 Tryon Street and replace it with a five-storey mixed-use scheme comprising 24,000 sq ft of retail, 28,000 sq ft of offices, 28,000 sq ft  of leisure and 11,000 sq ft of flexible uses.

The scheme will also include a green wall on the rear of the building “incorporating a rich tapestry of native and ornamental grasses, shrubs and perennial plants” to help improve air quality and the biodiversity of the site and to provide a better outlook for the residents of the neighbouring Ranelagh House.

Crosstree is aiming for the project to be BREEAM Excellent and to exceed a 35% on-site carbon reduction by using low-carbon technologies and a sustainable approach to its development.
