Coventry approves first phase of £450m city centre project


The Hill Group and commercial specialist Shearer Property Group have received planning approval for the first phase of a £450m city centre regeneration in Coventry.

The partnership has gained consent from Coventry City Council for the first slice of its City Centre South development, which will provide up to 1,550 homes.

The overall £450m development is expected to provide 991 homes, 86,110 sq ft of commercial space, and 180,000 sq ft of public open space, with the aim of creating a new residential, shopping, and leisure destination for the Midlands.

The wider scheme, designed by architect Allies & Morrison, has more than £100m in backing from the West Midlands Combined Authority.

The residential aspect in phase one will be split across four buildings ranging in height from five to 19 storeys. The homes will range in size from studios to three-bedroom, with 200 allocated as affordable housing for local people. Of those, 145 will be made available for social rent and 55 as shared ownership. The remaining 791 homes will be available through private market sale and rent.

The homes will incorporate energy-efficient construction methods and a range of sustainability features, including photovoltaic solar panels, green roofs, low-energy lighting, water-saving fixtures, and connection to an efficient district heating system to help reduce residents’ energy bills. All of the homes will have private outdoor space in the form of a balcony or terrace, as well as access to communal podium gardens, roof terraces, and landscaped squares.

“City Centre South will create a vibrant new quarter for the city with an eclectic mix of the latest shops, bars and restaurants, an exciting environment for the homes above.”

Councillor Jim O’Boyle, cabinet member for jobs, regeneration and climate change said: “This is great news and another step in the right direction for the first phase of City Centre South. City centres are changing and this development will create a new community in the city centre, including much-needed affordable and social homes.

“This investment, led by the private sector, will create a thriving, bustling new area with plenty of people living at the heart of it and supporting shops, restaurants and leisure attractions, as well as creating jobs for local people.”

Andy Street, the mayor of the West Midlands and chair of the West Midlands Combined Authority, said: “The go-ahead for the first phase of this exciting scheme is great news for Coventry.  It will transform a large but outdated part of the city into a vibrant new district for people to live, work and have fun.”
