Colindale Telephone Exchange resi up for grabs

Telereal Trillium has launched a hunt for a buyer for the £100m first phase of residential development at Colindale Telephone Exchange, NW9.

The developer has appointed Savills to market the freehold to the 2.5-acre site with consent for 244 homes, seeking bids in excess of £16.5m.

Telereal Trillium secured planning for the wider BT telephone exchange and switching centre site in January 2020.

The consent includes detailed plans from Carey Jones Chapman Tolcher for the Hyde Electrical Works phase one. It comprises 159 private, 77 intermediate and eight affordable rented flats. However, CJCT has worked up a feasibility study to add massing, with a further 110 flats, bringing the total to 354 homes.

The scheme is located 800m from Hendon railway station, close to St George’s 1,300-home Sainsbury’s redevelopment and the 470-home Honda site redevelopment.

Darren Arnold, director at Savills, said: “It’s an oven-ready site with planning in place, the site cleared and remediated and no CIL, so it’s ready to go. Alternatively, given the density and heights secured through planning on some nearby schemes there could be betterment by revisiting planning to add another circa 100 homes.”
