Chancerygate gets consent for Chicester urban logistics site

Chancerygate has gained planning permission to speculatively build 41,200 sq ft of grade-A urban logistics space in Chichester, West Sussex.

The Novio development has a GDV of £12m and will comprise four facilities ranging from 6,200 sq ft to 12,300 sq ft. Space on the 1.9-acre site will be available on a leasehold basis.

Neighbouring occupiers include builders merchant Jewson and trade kitchen supplier Howdens, as well as Ford, Jaguar and Volkswagen car dealerships.

The scheme will include electric vehicle charging points, 15% warehouse roof lights to increase natural light, and solar panels to provide up to 35% of each location’s energy needs.

Facilities will be constructed from high-performance insulated cladding and roof materials to reduce CO2 emissions. The project is targeting an EPC rating of A and BREEAM Very Good.

Chancerygate development director Jonathan Lee said: “There is a high demand for high-quality, sustainable urban logistics units in Chichester, as well as across West Sussex and the South East.

“Our Novio development will satisfy this demand through supplying much-needed grade-A accommodation to both the locality and the wider region.”
