The investment, being sold on behalf of private owners, extends to 2,445 sq ft and has a guide of £475,000 to £550,000.
Set in Queens Square, Bowness-upon-Windemere, it provides an annual rent of £22,000 and is let to the Tonnet family gallery until 2019.
CBRE said it expected the property to sell to buyers looking to convert the vacant upper-floor offices back to residential.
