CBRE has predicted growth of the data centres market across the North of England over the next three years.
London, historically the UK’s largest hub for data centres, has started to experience power supply constrains for new developments. In contrast, CBRE noted the North enjoys benefits from new power infrastructure investment.
The consultancy has predicted North of England data centres’ supply to jump to 71MW as of 2026 from just 40MW recorded at the end of 2022, a 75% increase over the period.
Most of the growth is expected to come from Manchester, where three new data centres will be launched between 2023 and 2025. This includes a new Manchester facility to be constructed by Teledata, and two new data centres to be brought forward in Salford by AtlasEdge.
Overall, CBRE highlighted that Manchester and Newcastle account for nearly 70% of total data centre supply across the North, with eight facilities from four providers accounting for around 27MW of current supply.
The next largest data centres cluster is in Leeds, adding a further 4MW of capacity. The remaining data centre developments are spread across Liverpool, Chester, Harrogate, Sheffield, Wakefield and York.
