Bumper H2 shoots industrial league winner to top spot

A bumper six months for Lambert Smith Hampton saw the national agent take EG’s industrial agent top spot for the second half of 2017.

At almost 4.5m sq ft, the company transacted the most space of any agent, a close 50,000 sq ft more than JLL which climbed the table to take the silver medal.

Lambert Smith Hampton shot to the summit after acting on some of the largest deals in H2, including 275,000 sq ft for XPO Logistics in Bedworth, 266,000 sq ft for Unicorn Containers in Lisburn and 200,000 sq ft for Apricot in Biggleswade. The trophy for largest deal was reserved for both JLL and Savills, which jointly acted on the 750,000 H&M pre-let in Milton Keynes

Compared with the previous six months overall space taken has ticked up by 3% to 45m sq ft, while the number of transactions completed has fallen 5% – showing there is continuing appetite for larger sized industrial units.

In terms of number of deals, Lambert Smith Hampton has been most active with 270 across H2. This was spread between multiple regions – coming top in the South East and also in Northern Ireland, while Knight Frank claimed top spot in the North East, Yorkshire and Wales.

Unsurprisingly, the South East and West Midlands lead the way in terms of regional take-up, making up 35% of the total for H2, and Northern Ireland and the East Midlands are the two winners in terms of largest percentage uplifts from the first half of the year.

The North, West Midlands, and Yorkshire and Humberside all saw reductions in take-up of more than 15%, a first sign that these regions are becoming more constrained of standing stock available for lease.
