Birmingham unveils Peddimore industrial scheme

MIPIM 2017: Birmingham City Council will unveil its vision for one of the most significant industrial opportunities in the UK at MIPIM today.

The Peddimore Visioning Document sets out the development principles to deliver the project, which covers a 175-acre site on which a strategic manufacturing and logistics hub will be created.

Peddimore forms part of the main industrial corridor in the city, extending eastwards along Heartlands Parkway to Midpoint Park. It will significantly expand Birmingham’s industrial offer by providing up to 2.85m sq ft of new industrial space, as well as making a £350m contribution to the local economy.

The visioning document shows up to 11 new buildings will be created, individually ranging in size from 80,730 sq ft to 592,000 sq ft.

The site will come forward in two phases. Phase one will be 74 acres and will deliver the infrastructure improvements needed to service the whole site, including a new access from the A38 and utilities and services. This phase has consent for industrial, R&D and warehousing space.

Phase two will start at a later date and will be targeted at major occupiers for potential prelets.

Peddimore forms a key part of the Birmingham Development Plan, which was adopted in January. The BDP sets out a 15-year strategy to deliver 51,000 new homes and 617 acres of employment land. This includes releasing land from the green belt for Peddimore as well as the Langley Urban Extension, which will create 6,000 homes.

A supplementary planning document will follow, setting out further details on the development of the site, with a simplified planning application process.

Waheed Nazir, strategic director economy, at Birmingham City Council, said: “Peddimore is a unique opportunity for a developer to partner with the city council in delivering a major industrial development at the heart of the UK. We are already home to some of the UK’s major manufacturing and automotive companies, such as Jaguar Land Rover. The Peddimore development will allow us to capitalise on that position and create the opportunity for major international companies to invest and grow in Birmingham.”

The site sits close to the popular “golden triangle” of local motorways and key roads such as the M1, M5, M6, M6 Toll, M42 and M69.
