Baskerville House seals its largest letting yet

The Office of Legal Complaints has confirmed that the Legal Ombudsman has signed a deal to take the top two floors at Targetfollow’s Baskerville House in Birmingham for its new headquarters.

As revealed by Estates Gazette (25/09/09 and 15/12/2009), the deal will mark the largest letting to date at the 200,000 sq ft building located on Centenary Square.

The Legal Ombudsman will move its 350 staff into the fifth and sixth floors of the building in early May.

The Ombudsman will take 40,000 sq ft on a 10 year lease at a rent believed to be around £22 per sq ft.

Adam Sampson, chief ombudsman said: “Our offices in Baskerville House will help us be an organisation that will offer a vibrant and exciting working environment.

“It is based right in the centre of the city close to all public transport.  We want to promote environmental sustainability and Baskerville House lets us do this as well as take advantage of everything Birmingham city centre has to offer.”

The new ombudsman scheme for legal services is being set up at the moment by the Office for Legal Complaints under the Legal Services Act.

Joint letting agents on the scheme are Jones Lang LaSalle and CB Richard Ellis. DTZ represented the Legal Ombudsman.
