In one of the biggest industrial deals in Hertfordshire for some time, Atlas Copco UK Holdings have just exchanged contracts for the £7.2m sale and part leaseback of their entire complex at Swallowdale Lane, Maylands Business Estate, Hemel Hempstead.
The 7.4 acre site incorporates a high office content warehouse of 8,063 sq m (86,800 sq ft). Atlas will lease back from new landlord Quintain Estates & Development on institutional terms at £491,000 pa. The deal also covers a detached office block of 1,737 sq m (18,700 sq ft) which is multi-let and generates around £182,000 pa, with scope for improvement.
