Ask Developments has submitted a planning application for the first phase of its 1m sq ft Greengate Embankment scheme in Salford, Greater Manchester.


Ask and its partner, landowner Network Rail, has submitted a detailed application for a 196,000 sq ft, 10-storey office block – 101 Embankment – and an outline application for a nine-storey building.


The plans also include retail, leisure and car parking space, plus an application for listed building consent for the partial demolition of a railway viaduct.


In March, EG revealed that Ask had struck a deal with Salford council that will see the council guarantee 50% of the rental value of 101 Embankment in a bid to spark development.


The council, which has no plans to occupy the building, will take a 10-year head lease covering 50% of the rent.

The wider £350m Greengate Embankment scheme sits on the site of the former Manchester Exchange rail station and fronts the River Irwell, which divides Salford and central Manchester.


The council has already secured £8m of funding from the Homes and Communities Agency and Northwest Regional Development Agency for public realm works, which complete next April.


Ask has secured a prelet deal with car-park operator Q-Park for a 442-space car park in the basement of the first phase.
