Amazon is opening its first UK non-R&D or call centre office, outside London in Brookgate’s CB1 business district in Cambridge.

The company is under offer for 60,000 sq ft at One The Square on a 10-year lease and will pay rent of around £36.50 per sq ft.

It has previously invested in R&D premises in the city – Amazon’s Cambridge Development Centre – which is home to teams focused on  Prime Air, Amazon Alexa, and Amazon Devices.

The CB1 office will house Amazon employees, not workers at its subsidiaries or R&D functions.

Amazon has a call centre and R&D premises in Edinburgh, where it occupies 60,000sqft.

Amazon will join Deloitte, Thales, Carter Jonas and Base 4, which have also signed 10-year leases at CB1.

Deloitte will occupy 19,000 sq ft on the first floor, electronic systems company Thales will take 27,000 sq ft and property consultancy Carter Jones has secured 6,448 sq ft on the ground floor.

One The Square is one Cambridge’s largest speculative developments, and is now fully let.

The building comprises more than 129,000 sq ft grade A office space along with 13,000 sq ft retail space, and is expected to achieve a BREEAM Excellent rating for sustainability.

The masterplan for CB1 includes a public square, 625,000 sq ft of offices, an Accor Ibis hotel, a 3,000-space cycle park, student accommodation, restaurants, shops and a £4.5m railway station upgrade.
