AHL raises £20m from ‘tough’ sale

Auction House London raised just under £20m from a tough auction last week at which it sold around 65% of lots offered on the day.

Highlights included a two-bedroom lower-ground-floor flat in Primrose Hill, NW1 (pictured), which sold for £1.2m off a guide of £975,000-plus. The vacant 1,488 sq ft flat has access to a communal garden and offers potential to create a third bedroom. 

A large house in Farnborough, Hampshire, also attracted good interest, selling for £650,000 off a guide of £550,000. 

“The sale was quite tough. We had our largest-ever catalogue and in the end we sold about 65%, with some lots doing particularly well and others falling short,” said Andrew Binstock, director and auctioneer. Binstock said the total raised was pleasing, but added: “It’s clear the market is behaving very cautiously at the moment.” 

More than 30 lots were withdrawn prior to auction, from a catalogue of 170 properties. 

Smaller land plots sold well, including  a 4,791 sq ft infill plot off a residential road in Chelmsford, Essex. It was offered with a reserve of £10,000 and sold for £65,000.
