Savills and GBR Phoenix Beard have won the instruction to become joint letting agents for the office element of Birmingham’s £200m Three Snowhill development.
The 19-storey building is being built by Ballymore and forward funded by M&G through a deal secured by Savills earlier this year.
The scheme is one of the largest speculative office developments in a city centre outside of London and the appointment is hugely significant for both agents. The building is due for practical completion in late 2018.
When built, the building will provide 385,000 sq ft of grade-A office space, with each floor built around a central atrium offering flexible break-out space. The three lower and ground floors will feature a further 35,000 sq ft mix of offices and conference, retail and leisure space.
The flagship property is the third and final phase of the 1m sq ft Snowhill masterplan, which has been developed by Ballymore over the past 12 years. The first phase, One Snowhill, was completed in 2009 and acquired by UIRE for £125m in 2013. Tenants include KPMG, Barclays and DWF. The second phase, Two Snowhill, was acquired by M&G in 2013 for £147m and is principally occupied by HS2, law firm Gowling WLG and accountant BDO.
Snowhill is located next to Snow Hill railway station and metro station and sits within the Colmore Business District close to the prime office area surrounding Colmore Row.
