Abrdn is looking to sell its Urban Building in Slough for £27.6m.
The 97,517 sq ft building comprises grade-A offices spanning seven floors, with Caffé Kix on the ground floor.
Most of the available workspace is multi-let to seven tenants, including McAfee, Citibase, NSL, Lupin, Mycom OSI and KP Snacks. The investment offers a net initial yield of 6.46%.
There is around 32,138 sq ft of vacant space, of which 8,500 sq ft is currently under offer. The building was recently refurbished and offers amenities including RAW electric vehicle charging.
Rob Cregeen, investment director at Bray Fox Smith, which acts on behalf of Abrdn, said: “There is currently a good tenant demand in the area, and with the building located in the heart of Slough, next to the railway station, it offers a highly attractive reversionary yield.”
