£300m chunk of Inland’s Cheshunt Lakeside scheme up for sale


Administrators at Kroll have appointed Knight Frank to market two phases of Inland Homes’ Cheshunt Lakeside masterplan in Hertfordshire with a GDV of £300m.

The 17.2-acre site has outline planning permission for up to 882 new homes across phases one and two, alongside ancillary commercial and leisure space.

Phases one and two comprise 768 private homes and 114 affordable homes delivered through a series of buildings of up to seven storeys in height.

The £620m masterplan, which received outline planning permission from Broxbourne Council in 2019, comprises 1,725 homes, 204,514 sq ft of commercial space and a new primary school.

The masterplan site was flagged for sale by Kroll administrators in October last year, after Inland announced its intention to appoint administrators in September.

Aimée Pritchard-Davies, partner in the City and East Land team at Knight Frank, said: “This is an exciting opportunity to deliver much-needed housing in a prime suburban location offering superb connectivity into central London in under 30 minutes. The distinct phasing of the scheme allows for the revision of the existing permission and density to allow for the introduction of alternative unit types and differing living sector uses.”

James Liddiment, managing director in Kroll’s real estate advisory group, added: “Following the recent insolvency of Inland Homes and its various subsidiaries, the administrators of Cheshunt Lakeside Developments, Emira Developments and Delamere Estate (Cheshunt) are now in a position to bring the collective site to market, offering purchasers the opportunity to leverage this significant consented scheme and work with all stakeholders to maximise the outcome.”
